The former Galleria business center was converted into a 25,000 m² service center for Credit Suisse (now UBS). Due to the bank's back-office operations, which had been restructured many years prior, a new use was conceived for large parts of the building. The spaces formerly occupied by a single entity were now to be made available to multiple tenants. This necessitated a change in the operational concept and a shift in the usage logic from a single central entity to numerous smaller users. The conversion from one tenant to many smaller ones threatened to fail because access, parking, shading, energy, and many other systems were managed by various technical providers, who were only willing to implement the necessary adjustments at considerable expense. The building was designed for Credit Suisse's IT systems with batch processing. As a result, even the smallest change incurred exorbitant costs. The disparate systems across all areas of building technology required extensive planning and meetings, which revealed that the project would ultimately fail due to both the complexity and the financial constraints.
Project coordinator Yves Küng contacted xaxada. It soon became clear that xaxada could provide conclusive answers to all the questions. The initial planning was undertaken, and the financial situation was calculated. As a result, xaxada was chosen as the solution with minimal financial investment. Within weeks, xaxada implemented the new additions, energy flows, and new logic for the old Schindler elevators with a minimal budget (Schindler wanted to replace all the elevators and electronics). They also implemented control of the parking garage with several hundred spaces without having to replace the old electronics, and much more. The existing, outdated installations were not removed and were reused. xaxada took over the overarching communication and coordination of all technologies and transferred the building electronics to modern IP- and web-based communication. The old parking garage control system was supplemented with xaxada and integrated into the overall system. This ensured that all building access was uniformly secured by xaxada. Subletting could now be implemented in minutes thanks to xaxada's intuitive software. Conclusion – the interim use, planned for several years, was only made possible thanks to xaxada.
We came to know xaxada as a flexible and modern partner. The conversion project could only be realized thanks to xaxada's technology. Without xaxada, the financial implementation would have been impossible. With xaxada, we had a single point of contact; previously, there were dozens. xaxada showed us that merging older protocols and technologies and integrating them into the IP world is possible with minimal effort. The path to a unified control protocol, using the globally standardized TCP/IP, is now our standard. In the future, we will only use open systems like xaxada in our projects. With xaxada, we gained a central point of contact, eliminating lengthy meetings with interface discussions. xaxada's support was always flawless, and their willingness to help – even outside of office hours – was always guaranteed. We learned that established manufacturers still operate on the "Nespresso capsule principle," making us, as building managers, disproportionately dependent – with enormous follow-up costs. xaxada has given us back the necessary freedom, enabled unified control for non-experts, and prevented many unnecessary investments over the years.
The sliding and revolving doors had to be redesigned to grant access to various companies. By tapping into the potential-free contacts of the respective systems, the xaxada control system was integrated over the existing electronics. All test and safety certificates had to be retained, while still granting access to all authorized personnel according to their permissions.
xaxada building automation logged every action. Stamped with a timestamp and authorized username, every movement within the building can be seamlessly traced.
The elevator's unique situation initially threatened to derail the project. The manufacturer insisted on delivering a completely new elevator car to grant access. However, further research revealed suitable interfaces for the elevator, allowing access to the floors only to authorized visitors.
Visitors of the new tenants could receive a visitor access message via SMS, enabling them to open the parking garage barrier, call the elevator, which would take them directly to the correct floor, and ultimately grant them temporary access to the tenant's premises.
The barrier control system could not be easily "opened" by the manufacturer; however, potential-free contacts were found on the control board that allowed the impulse to open the barrier.
All access authorization is managed by xaxada, enabling these simple modifications to existing equipment.
